Depending on the material it’s made out of, you can expect your roof to last between 20 to over 50 years. But just because it has a lifespan of a couple of decades doesn’t mean you can just leave it alone.

A key part of roof maintenance is having inspections done. That way, hidden or small issues can be pinpointed and fixed before they need larger and pricier repairs.

When should you have your roof inspected though? What services are offered and how much do they cost?

Here’s a quick guide to roof inspections so you can take better care of your house.

The Types of Roof Inspections

There are actually several types of roof inspections, although the visual one is most often performed. The roofer climbs onto your house and inspects the components thoroughly, with both their eyes and equipment. Based on their knowledge and experience, they’ll draw conclusions from their inspection to further advise you on what to do.

Other types of inspections include extended camera, drone, MEWP (mobile elevating platform), core sampling, electronic leak, thermal roof, moisture probe, and moisture scanning. Based on what your roofer finds during the visual inspection, one or several more of these inspections will be performed as well.

How Often Should You Get Roof Inspections?

In general, you should get a roof inspection every 3 to 5 years.

However, if there’s been a storm and you know it’s damaged your roof, then you should book an inspection immediately. Or if you’re just outside and see that your roof looks damaged, you’ll need an inspection right away too.

There’s a good chance it’s affected your home’s insulation and there might be leaks and water damage as well. In that case, you’ll want prompt roof repair so you can preserve your home’s structural integrity.

Roof Inspection Cost

On average, you can expect a roof inspection to cost around $200. However, many factors can change that pricing.

For example, a larger roof with a more complicated style will cost more to inspect than a smaller one with a simple design. Your location matters as well, as the cost of living and the number of professional roofers in the area will affect pricing too.

Considering that $200 is just a ballpark number, the best thing you should do is call for estimates. That way, you can get the most accurate pricing.

Roof Inspections Are Important

There’s no doubt about it: roof inspections are important in maintaining your home. They can find small problems so that roof repairs can be done before more damage is done and you need a complete replacement, which is costly.

So don’t put off inspections. If it’s been a while since you’ve had one done (or haven’t had one at all), then book one now. It’ll prolong your roof lifespan and save you money in the long run!
